Why are some homes selling overnight while others sit for months? That’s the question I keep hearing from buyers and sellers alike. It’s a confusing time in real estate, and after 33 years in the business, I can honestly say this market doesn’t follow the usual patterns.
Some listings spark immediate interest and multiple offers, while others, priced similarly, remain untouched. If you’re trying to make sense of what’s really happening, here’s a breakdown that can help.
The $200K to $300K range is the strongest segment. In this price bracket, both buyers and sellers are in a good position. Homes are selling quickly, with inventory sitting at about one month. It’s a competitive market with steady activity, which means well-maintained homes in good condition are selling quickly. If you’re within this range, you’ll likely experience a smoother transaction on both sides.
From $300K to $700K, things start to slow down. Once you move into the $300K to $500K range, homes are staying on the market for about two months. Sellers should expect that basic updates, such as fresh paint, minor repairs, and good staging, can make a difference.
Between $500K and $700K, the timeline extends further, with homes averaging around three to four months on the market. The properties that sell are those that show well and are priced to reflect current market demand.
Move-up buyers have a unique advantage. If you’re selling in a lower price range and buying in a higher one, this may be the best time to act. Not only can you sell quickly in the $200K to $300K segment, but you’ll also have more options and negotiating power at higher price points. Contingent offers, which have been difficult to accept in past years, are now being reconsidered.
The higher-end market requires more preparation. Homes priced between $700K and $800K are averaging about five and a half months on the market. Sellers in this range should be prepared to invest time and effort in making their homes show-ready.
Surprisingly, homes between $800K and $900K are moving a bit faster, with inventory closer to three months. Above $900K, and up to $1.5 million, the timeline stretches to six months, but buyers are still active, and homes are selling with the right strategy.
