Have you ever wondered why your home isn’t getting showings, even when the market seems fine? I know it’s easier to blame interest rates, the economy, the time of year, or buyer behavior, but the truth is, most of the time, buyers are simply choosing to skip the home.

Today’s buyers see new listings the moment they hit the market and instantly compare them to everything else in the same price range. Within seconds, they decide whether your home is worth seeing in person or if they’re moving on. So, what exactly influences buyers to skip a home?

Photos and pricing. Before buyers read a single word of a description, they look at photos, scroll, and swipe, deciding almost instantly whether the home feels worth their time. If the photos don’t clearly show the space, layout, and condition, buyers begin filling in the blanks themselves. If the price also doesn’t align with what they believe similar homes in the neighborhood are selling for, they won’t click further, let alone schedule a showing.

“Responding quickly to traffic keeps your home aligned with the market instead of working against it.”

Traffic tells the truth. Opinions, online advice, and estimated values don’t tell the truth, but showings do. When buyers raise their hands and walk through the door, that’s real feedback. When there’s little or no activity, especially in those first couple of weeks, that is feedback too. The market responds quickly and honestly.

When a home sits too long. One of the biggest mistakes I see sellers make is waiting. They assume it is just the market or the rates and believe things will improve with more time. The reality is that the longer a home sits with little traffic, the more buyers begin to question what might be wrong with it.

Momentum fades, and conversations shift from what’s great about the home to what could be wrong. Price adjustments follow, and before you know it, you’re chasing the market instead of leading it.

A home that sells doesn’t rely on hope or perfect timing. Instead, it relies on strong staging, strategic pricing, effective online presentation, and paying attention to buyer behavior. Responding quickly to traffic keeps your home aligned with the market instead of working against it.

This isn’t always an easy topic, but it’s an important one. The sooner we have honest conversations about showings and presentation, the better positioned we are to get your home seen—and sold.
